Dunfermline: Queensferry One


Queensferry One is a 120-acre strategic development site offering plots from 1 to 90 acres, with bespoke design-and-build options available for sale or lease. The masterplan supports a mix of uses, with the Local Development Plan allocating the majority for Class 4 (business), Class 5 (general industrial), and Class 6 (storage and distribution), alongside associated commercial uses. Fully serviced sites are available now, or tailored solutions can be delivered to meet occupiers’ requirements.

Queensferry One is a central component of the Forth Green Freeport (FGF), whose Full Business Case was approved on 26 November 2025. This designation unlocks significant tax and customs benefits, accelerating investment and enabling transformational growth across priority sectors including offshore wind, alternative fuels, modular manufacturing, shipbuilding, chemicals, logistics and warehousing, and creative industries. These clusters will drive competitiveness, attract inward investment, and create high-value, high-skilled employment, supporting Scotland’s just transition to net zero.

Located at Rosyth, just outside Dunfermline, Queensferry One benefits from exceptional connectivity and a thriving maritime cluster. The area is home to Babcock International, Forth Ports, and the Royal Navy, alongside SMEs and specialist firms such as Oceaneering and Edinburgh Innovations. Scarborough Muir Group has invested heavily in land remediation, ensuring Queensferry One is ready to accommodate future anchor tenants and large-scale developments.
