Kildean Business Park is one of Stirling’s key strategic development sites, with its delivery backed by infrastructure funding from Stirling Council and the Stirling and Clackmannanshire City Region Deal.

Delivered by Stirling Development Agency (SDA), Kildean Business Park is a 50:50 joint venture partnership between Stirling Council and real estate investor and fund manager, Cromwell Property Group.

The Stirling area offers an enviable lifestyle, featuring the best of rural and city living as well as some of the finest built and natural heritage in Scotland. Its innovative digital district sits comfortably in the medieval old town, while the city centre boasts a thriving café culture and a vibrant and contemporary arts and cultural scene.  

Kildean Business Park is adjacent to the highly successful 26,500 sq m (86,842 sq ft) Castle Business Park, Castleview Park & Ride, as well as junction 10 of the M9 motorway. It is located in a beautiful riverside setting and offers spectacular views of nearby Stirling Castle and the National Wallace Monument.

Comprising 15.78 hectares (39 acres), Kildean Business Park is a significant new business park capable of delivering more than 37,160 sq m (400,000 sq ft) of Grade A high-quality business space with ancillary uses. The park’s entrance will be the focal point for its mix of ancillary uses, comprising valuable retail, leisure, and hotel offerings, the range of which will mean that Kildean Business Park will support around 3,948 employees across its estate.

Kildean Business Park is expected to attract investment of up to £200m, and firms have been lining up to take up space. The park is already home to investment giant M&G plc, who moved into a £22.4m bespoke office building earlier this year on a pre-let agreement.

Providing 77,380 sq ft of Grade A office across three floors, this striking landmark building sets the standard for sustainable office development in Stirling.

M&G’s commitment marked a significant milestone as the company is the first office occupier of the site, allowing SDA’s design team to deliver on the vision for the park.

Sustainability Credentials

With Stirling’s aspirations for a greener future, the city provides a welcoming environment for businesses committed to net zero. This is demonstrated in the overarching aspiration and vision of Kildean Business Park for the development of high-quality, ecologically sensitive, buildings which are seamlessly integrated into its surroundings. Such an overriding design principle has ensured that M&G’s new office accommodation has been designed to achieve a minimum BREEAM rating of ‘Excellent’ and a minimum EPC rating of ‘B’.

The structure also incorporates a host of sustainability and environmentally-focused design features, including enhanced insulation values and solar control glazing. It also creates the opportunity for significantly reduced CO2 emissions through environmental modelling, smart LED lighting, all-electric infrastructure and the avoidance of surplus space.

With workforce health and well-being firmly in mind, the Park has been designed to achieve best practice in terms of ‘Wellness’, offering a safe and secure, green and sustainable environment. It features extensive secure cycle storage, 64 EV charging bays, staff garden areas that includes a “kitchen garden”, a café terrace, an outdoor exercise area with equipment and an outdoor Pilates area. The immediate area benefits from the new cycle and walking routes that link into a wider network. This all adds to the excellent amenity which the on-site staff workforce can enjoy.
